Position: RESIDENTIAL CARETAKER – Live In
Hours: 35-40 average weekly hours REGULAR FULL-TIME
Caretaker will be required to be on site for 20hrs/week, and working on an on-call basis for the remainder of the weekly time. On-site hour availability will be determined between successful applicant and TDCSS.

The Resident Caretaker functions as Terrace & District Community Services Society’s (TDCSS) representative in matters of tenant relations and building management at the site(s) where the work is performed, under the direction of the TDCSS Manager of Residential Services. You will be called upon to use your excellent interpersonal relationship building and conflict resolution skills to manage challenging tenant conflict issues and deal effectively with seniors, persons with disabilities and participants with complex social /health care needs and/or behavioural problems.

Standard Resident Caretaker responsibilities include maintaining order and appearance of the ‘common’ and ‘public’ areas; minor grounds upkeep including outside litter pickup and sweeping; answering and determining emergency calls and notifying appropriate authorities; generating work orders; performing unit inspections and assisting with annual inspections; responding to or processing resident enquiries and complaints and taking appropriate action; performing minor maintenance and other related duties as directed.
The Resident Caretaker shall at times during their workweek respond to resident enquires and emergencies and take appropriate action. The Resident Caretaker shall also conduct one evening security inspection during which all appropriate lock ups will be performed, such inspection to be completed prior to 9:15 p.m.

- Previous experience in an office environment is preferred
- Showing/Renting suites
- Tenant Relations
- Scheduling Move In/Move Out Inspections
- Scheduling and overseeing suite cleaning for Move In/Move Out
- Daily inspections of property interior/exterior and filing of related paperwork
- Excellent customer service
- Must be flexible with schedule evenings/weekends when required
- Must be energetic and self-disciplined
- Must have good time-management skills

The successful candidate will have the following:
EDUCATION & EXPERIENCE:
The successful candidate will be a Grade 12 graduate, preferably with post-secondary education in the social services related field and one year’s experience as a Resident Caretaker or equivalent. The candidate will also possess good organizational and problem-solving skills and have intermediate MS office skills.
This position may require travel between sites; a valid class 5 driver’s license and satisfactory driving record and access to a reliable vehicle will be required.

The Resident Caretaker shall at all times during their working week respond to resident enquiries and emergencies and take appropriate action. Resident Caretakers may leave the site after the normal work shift provided; they maintain full cellular coverage and are within a one‐half hour radius of return for tenant or building issues e.g. investigate whether maintenance must come out, respond to an emergency etc.
For approved educational leave, or other purposes as approved by the Residential Manager, the Resident Caretakers may be granted uninterrupted time away from their developments.
It may be necessary for Resident Caretakers to interrupt for an extended period their normal sleeping hours in order to attend to tenant or building situations. In those cases, the Resident Caretaker may delay his normal starting time of work. The Residential Manager shall be advised at the earliest opportunity of the delay in starting work.
Further duties of the Resident Caretaker shall include the authorized removal of abandoned personal effects from a tenant’s premises providing inventory is taken jointly by a management representative and the Resident Caretaker. Then the “effects” shall be moved to the satisfaction of the Management secured by Management.
The Resident Caretaker’s minor maintenance duties are of such a nature that they will fall within the use of hand tools supplied by the Employer, with the exclusion of part replacement requiring electrical connections.
The Resident Caretaker will reside in the Caretaker’s bachelor suite during the term of employment. This suite is contained within the adult-oriented living complex.
Deputy Fire Safety Director
Resident Caretakers are responsible for performing the duties of a deputy fire safety director, as outlined in the Commission’s building fire safety plans, during the normal workday.
The Residential Caretaker will be provided with compensation as such:
A base salary of $2000/month
A taxable rental credit of $700/month
Benefits after three months of continuous work
Rent for the Caretaker suite is set at $700/month (caretaker is to pay $0, the full amount is covered by the taxable credit).
